Before completing the application form please read the following carefully. This information will help you determine the size of property you are entitled to be considered for, with each housing provider:

Aberdeenshire Council

A separate bedroom will be allowed for:

  • The applicant or the applicant and their spouse / partner (couple or where pregnancy confirmed can choose 1 or 2 bedrooms)
  • One child or two children of the same sex both of whom are under age of 10 years
  • Each member of the applicant’s household aged 10 years or over
  • A member of the applicant’s household who after a housing need assessment iis considered should sleep in a room alone

Due to size criteria in some instances applicants can request smaller sized accommodation. Detailed information is available in Aberdeenshire Council’s housing allocation policy which can be accessed by following the useful links tab.

The Moray Council

A separate bedroom will be allowed for:

  • Husband / wife or similar partnerships
  • Each person aged 16 years or over
  • Children aged 5 years or over of different sex from other children of any age
  • No more than two persons of any age should occupy one bedroom
  • Children of the same sex where there is an age difference of 5 years or more between the elder and the younger child

Langstane Housing Association

A separate bedroom will be allowed for:

  • Single Person
  • Each Child (regardless of sex and age)
  • Husband and wife or co-habitee (unless requiring a separate room due to medical condition)
  • A live-in carer
  • An un-born child

Osprey Housing

A separate bedroom will be allowed for:

  • Single person (16 years of age and over)
  • Couple
  • Two children of opposite sex where one child is 7 years or over
  • Two children of the same sex where the age gap is 5 years or more
  • Applicant or other permanent household member is 3 months or more pregnant

Osprey Housing Moray

A separate bedroom will be allowed for:


1 bedroom for each adult 16 or over who is not part of a cohabiting couple


1 bedroom for

a) A child of 5 years or above who shares with another child of the opposite sex

b) A child who is over 10 years of age who is sharing with a same sex child of any age (no more than 2 children should share any one bedroom (any age, any sex)

Hanover (Scotland) Housing Association Limited

Bedrooms will be defined as single (one person occupancy) or double (two person occupancy)

The standard for maximum occupancy or each double bedroom is:

  • Applicant or partner or
  • Two children under the age of 8 years (irrespective of gender)

The following require exclusive use of a separate bedroom:

  • Each adult not applying for housing as part of a couple
  • Two children over the age of 8 years, whether of the same gender or not.

Appeals and Complaints

Each landlord / provider has their own Appeals Process and Complaints Policy. Any appeals or complaints received will be dealt with in accordance with the procedures of the landlord concerned. A copy of each landlord’s Complaints Policy is available on request.
